Only two weekdays

For buying land (bhumi-kraya) and property the tradition keeps to the days of Jupiter, the planet of growth and lawful wealth, and of Venus, the planet of comfort and the home. Other weekdays are not merely weaker — JyotiSoft rules them out, in line with the property registration calendars of Indian almanacs.

Nakshatras

The same as for entering a home: fixed Rohini and the Uttaras for permanence, soft Mrigashira, Chitra, Anuradha and Revati, and Swati, Dhanishta and Shatabhisha. Refused are Bharani, Krittika, Ashlesha, Magha, Jyeshtha and Mula. The nakshatra is read at sunrise.

Periods

A large purchase is not made in Pitru Paksha, in Kharmas, in an intercalary month, or while Venus or Jupiter is combust. Chaturmas does not ban a purchase — unlike a wedding or entering the home.

Which day counts

The deciding moment is the signing or the payment — the day ownership changes. If you can choose only one step, choose that one. The 4th house of your own chart shows how property works for you in general.

Questions

Is selling judged the same way?
Selling is a contract: it uses the contract rules — Pushya, Hasta, Anuradha, Uttara Phalguni and the days of Mercury and Jupiter.
Why only Thursday and Friday?
They belong to Jupiter and Venus, the two natural benefics tied to wealth and the home. Almanacs give property registration dates only on these weekdays.
Does a mortgage change anything?
No: the moment that matters is when the contract is signed and ownership passes to you.
